Roberta Bernstein, president of Small Property Owners of New York (SPONY), will present an overview of the needs of this specialized group of building owners and managers; Colin Foster of Virtual DoormanTM will discuss issues of security; Ron Garfunkel of SDI Laundry Solutions and Josh Goldman of Bargold Storage Systems will explain how owners can provide a valuable amenity--laundry or storage rooms--to residents that also serves as an income stream.

The coalition's membership, which is still in formation includes: Associated Builders and Owners of Greater New York; Bronx Manhattan Association of Realtors; Bronx Realty Advisory Group; Federation of New York Housing Cooperatives; Greek American Homeowners of Astoria; Juniper Park Civic Association; Real Estate Board of New York; Rent Stabilization Association Small Property Owners of New York Spinola said the proposed 25 percent tax increase would mean that office tenants in a midtown Class A building would be paying over four times the property taxes charged in Philadelphia, San Francisco and New Jersey, and that downtown tenants would pay over three times the taxes charged in Miami or West Los Angeles.
Since all the new regulations came in, I don't think that the people who don't belong to the owner organizations like SPONY, CHIP and RSA know what to do," worried Edward Korman, an owner who is vice president of Small Property Owners of New York (SPONY), mentioning the Community Housing Improvement Program (CHIP) that works with primarily middle-market ownership, and the Rent Stabilization Association (RSA), which has 25,000 owners from large to small under its wing.
Concerned about the numerous details of the Federal, state and city requirements particularly those that have only draft regulations circulating but must be implemented soon, CHIP, the Associated Builders and Owners (ABO), and the Small Property Owners of New York (SPONY) have all scheduled seminars on the lead paint laws.
Working with the Real Estate Board of New York, Community Housing Improvement Program, Small Property Owners of New York, Bronx Realty Advisory Board, Black and Latino Property Owners, the New York Building Congress and other industry groups, we forced New York's legislators, business leaders and residents to reassess the impact of over 50 years of regulation.
